A First Sheetz, as Part of South Lake

The residential side of South Lake is already unfolding. Now here comes the commercial.
Co-developers Michael Companies and Chesapeake Realty Group have submitted a site plan for the south Bowie property that shows grocery-anchored retail, three hotels, and the county’s first Sheetz convenience/gas outlet, as well as an indoor
sports complex.
Located in the southwest quadrant of Route 301 and Central Avenue and years in the making, South Lake is one of the county’s largest mixed-use properties. Ryan, NV Homes and Mid-Atlantic Builders are already tagged with the early residential phases, with construction expected in early 2022.
At a recent stakeholders meeting for the commercial side, the developers said that besides the Sheetz, they are in ‘advanced talks’ with a grocer. The developers envision additional retail, office space, and 394 hotel rooms at the project. They also showed renderings of the distinctive Sheetz brand of convenience store, slated for Route 301 frontage at an entrance to South Lake. Just to the south of the project will be the Liberty Sports Park, a county-owned facility that, with 10 athletic fields, will be oriented toward hosting tournaments, and should help drive hotel occupancy.
In the planning too is the first multifamily building in South Lake, with 325 units in five four-story buildings. Building permits for that could be issued by the end of 2021, said the developers.
